Términos para propietarios

These terms apply to every property owner, landlord, developer, and authorised representative who publishes a rental listing on LIVO. They sit alongside the Terms of Use and the Payment & Refund Policy.

Version 1.1 — effective 15 septiembre 2026

Authority

You confirm you may market the property.

By submitting a listing you confirm that you are the owner of the property, or that you hold written authority from the owner to market it for rent, and that marketing it on LIVO does not breach any lease, mortgage, condominium rule, HOA rule, or other agreement affecting the property.

You confirm the property may lawfully be rented on the terms advertised, including any permit, tax, or registration requirement that applies to renting property in El Salvador. LIVO does not check or advise on those obligations.

If your authority to market the property ends, you must pause or remove the listing.

Accuracy

The listing must describe the real property.

Listings must state the actual property being offered: correct location, monthly rent in US dollars, deposit, minimum stay and accepted rental terms, furnishing, parking, utilities included, and amenities.

Bait listings, duplicate listings for the same unit, unavailable properties, properties for sale rather than rent, and prices that differ from what you will actually accept are not permitted.

You must keep availability current, respond to renter inquiries and viewing requests in a reasonable time, and confirm or update the listing when LIVO asks you to confirm availability. When the property is rented you must mark it rented and record how the renter was found.

Photos & content

Rights in photos, video, and text.

You confirm you own or are licensed to use every photograph, video, floor plan, drone image, and description you upload, and that you may grant LIVO the licence in the Terms of Use to display them.

Photographs must show the property being advertised, must be current, and must not be edited in a way that misrepresents size, condition, view, or finish. Do not upload images that show identifiable people without their permission, or that reveal a neighbour's private space.

LIVO may crop, compress, watermark, or reorder media for display, and may decline media that is misleading, low quality, or not of the property.

Dealing with renters

How you deal with renters and their data.

Renter information you receive through LIVO — contact details, application answers, employment and income information, references, and documents — may be used only to assess that renter for that property and to arrange a lease. It must not be resold, published, used for marketing, or kept longer than needed.

You are responsible for complying with applicable law when you screen, accept, or decline a renter, including anti-discrimination and data protection law. LIVO does not screen renters for you and does not make rental decisions.

Deposits and rent are agreed and paid directly between you and the renter. Do not tell a renter that LIVO holds, guarantees, or protects such a payment.

Non-discrimination

Lawful, non-discriminatory treatment of renters.

You must comply with every housing, tenancy, consumer-protection, advertising, and anti-discrimination requirement that applies to you when you advertise a property, screen an applicant, set rental conditions, or accept and decline renters.

You must not publish listing content, screening criteria, or messages that unlawfully exclude, discourage, or set different terms for people on grounds protected by applicable law, and you must not ask a renter for information you may not lawfully take into account.

LIVO may edit or remove listing content, decline a listing, pause placement, and suspend or close an account where content or conduct appears to involve unlawful discrimination, and may do so immediately in serious cases and without refund of remaining placement. Local counsel review required: the protected grounds, permitted screening criteria, and advertising rules applying to residential rentals in El Salvador should be confirmed by Salvadoran counsel.

LIVO does not screen renters for you, does not set your criteria, and does not make or approve your rental decisions. Those decisions, and responsibility for their lawfulness, are yours.

LIVO Verified

What the LIVO Verified check mark means.

LIVO Verified is a free, optional check. When you apply, LIVO reviews one government-issued identification document, the contact details on your account, and one document you supply as evidence of a relationship to a property, and either approves, asks for more information, or declines.

If approved, the check mark means only that LIVO carried out that review of the documents you submitted at that time. It does not mean that LIVO has confirmed ownership or legal title, confirmed that a property exists, is available, is legal to rent, or is safe or habitable, guaranteed you, your conduct, your listings, or your prices, guaranteed any renter, or guaranteed that any rental transaction will complete. It is not an inspection, appraisal, certification, credit check, criminal-record check, or legal opinion.

You must not describe LIVO Verified to a renter as a guarantee, a certification, an escrow, an insurance, or an endorsement by LIVO, and you must not claim to be verified while you are not.

Verification is granted per account, may be re-reviewed at any time, and may be withdrawn — with the check mark removed — where documents turn out to be false or expired, where your authority over a property ends, or where these terms are breached. Withdrawal of verification does not entitle you to a refund of placement.

Condition & inspection

Property condition, inspection, and the lease.

Unless LIVO states otherwise in writing for a specific property, LIVO does not visit or physically inspect properties and makes no representation or warranty about condition, legality, permits, zoning, utilities, services, suitability, habitability, or safety. Those remain your responsibility as owner or authorised representative.

The rental agreement is between you and the renter. Rent, deposits, guarantees, utilities, maintenance, repairs, condition at move-in and move-out, damages, house rules, renewals, evictions, and every dispute about them are yours to handle with the renter. LIVO holds no deposit, collects no rent, and is not a party to, guarantor of, or arbitrator under any lease.

You are responsible for keeping the property safe and lawful for viewings and occupation, and for any insurance you need. LIVO does not insure owners, renters, properties, or transactions.

Your indemnity

Claims arising from your property and your conduct.

You are responsible for, and agree to indemnify LIVO against, claims, fines, losses, and reasonable legal costs arising from your listings and listing content, your authority (or lack of authority) to market the property, the condition, legality, or safety of the property, your conduct towards renters and their personal data, any lease or payment between you and a renter, and any breach by you of these terms or of applicable law.

This indemnity applies whether the claim is made by a renter, a co-owner, a condominium or building administration, a photographer or other rights holder, an authority, or a third party, and survives the removal of your listing or the closure of your account.

Enforcement

If a listing breaches these terms.

LIVO may request changes, pause, unpublish, archive, or remove a listing, withhold placement, or suspend an owner account where these terms are breached, where a listing is reported, or where a property is repeatedly unavailable.

Repeated inaccurate listings, misrepresented properties, or requests for advance payments may result in permanent removal from the marketplace without refund of remaining placement.
